BACKGROUND: 

Tri Pointe Homes, Inc., f/k/a Pardee Homes of Nevada, a Nevada Corporation (Grantor) has voluntarily conveyed a permanent easement to Clark County for traffic signal systems and access purposes upon Assessor's Parcel Number 161-11-201-005, generally situated at the northeast corner of Vegas Valley Drive and Hollywood Boulevard for the Vegas Valley Drive and Hollywood Boulevard Traffic Signal Improvements project (L-2521). The permanent traffic signal easement encompasses a combined area of 539 square feet, more or less, upon the subject parcel.

The grant of easement further describes additional terms and conditions as they relate to both the County and the Grantor.

The District Attorney's Office has approved the grant of permanent easement as to form.
