BACKGROUND: 

Clark County (County) is the owner of APN 162-04-101-002, known as 2231 W Charleston Blvd Las Vegas, NV (UMC Clinic) and APN 139-33-405-008, 139-33-405-003 and 139-33-405-005 known as 1800 W Charleston Blvd Las Vegas, NV (UMC Campus). As part of a pedestrian improvement project in the medical district, City of Las Vegas (CLV) has requested various dedications and easements on the UMC Clinic and UMC Campus as described below:

UMC Clinic:

                     A ±1,512 SF dedication

                     A ±4,196 SF temporary construction easement
UMC Campus:

                     A ±11,987 SF dedication

                     A ±22,553 SF temporary construction easement

                     A ±158 SF utility easement

                     A ±49 SF utility easement

In consideration for the above, CLV will construct driveway improvements on the UMC Campus to include curb cuts, turn pockets and bollards as substantially depicted on the plan set provided by CLV dated December 14, 2020. CLV will also agree to pay UMC $210,620.00, as determined by an estimate from a licensed contractor, for UMC to relocate the front access of the UMC clinic, with a provision of a 20% contingency should expenses exceed the $210,620.00.
