BACKGROUND: 

The proposed ordinance will amend Title 22, Chapter 22.05 of the Clark County Code by deleting the exception in subsection 22.05.010 and amend the Southern Nevada Amendments to Section R313 of the 2018 International Residential Code (IRC), the net effect of which will be to require the installation of automatic residential fire sprinkler systems in new townhouses and new one- and two-family dwellings.  The proposed ordinance is required for coordination and consistency with the Clark County Fire Chief's proposed ordinance to modify Title 13, Chapter 13.04 of the Clark County Code to require automatic residential fire sprinkler systems in new townhouses and new one- and two-family dwellings regardless of living space area.

Amending Title 22, Chapter 22.05 and the Southern Nevada amendments to the 2018 IRC will improve the level of safety provided in newly constructed townhouses and one- and two-family dwellings in Clark County, and bring the County into compliance with national standards.

The tentative effective date of the proposed changes is March 5, 2024.

The amended ordinance was introduced at the August 15, 2023, Board of County Commissioners' meeting, and a public hearing was scheduled for September 5, 2023 at 10:00am. Staff recommends approval of the ordinance to amend Title 22, Chapter 22.05 of the Clark County Code.
