BACKGROUND:
Clark County (County) as landlord owns a facility and desires to enter into an Interlocal Lease Agreement (Lease) with Federal Emergency Management Agency (FEMA) as tenants as operated by and under the supervision of the Clark County Fire Department (CCFD) to occupy ±45,464 square feet of space in the facility at 1280 W. Cheyenne, North Las Vegas, NV 89030.
FEMA is a federal agency that helps people before, during, and after disasters through civil defense and emergency management. The space will be used only for disaster preparedness and emergency purposes.
The term of the Lease will be Five Hundred and Fifty-Eight Months (558) Months or Forty-Six and One Half (46.5) years. FEMA agrees to pay a total rent of Eight Million Three Hundred Seventy Thousand Nine Hundred and Ninety-Seven Dollars ($8,370,997.00) with monthly installments of no less than Fifteen Thousand Dollars ($15,000). County shall provide for phone/data/internet, intrusion alarm, water, sewer, gas, electricity and normal trash removal. FEMA shall pay for administrative and overhead cost associated with its operations, plus all its supplies and equipment.
