BACKGROUND:

The Nevada Attainable Housing Account (NAHA) was established by the Nevada Housing Access and Attainability Act (the Act) through Assembly Bill 540 in the 2025 Session.  AB540 provided up to $183M in financing for the development of attainable housing.  Pursuant to AB540's Allocation Plan adopted by the Nevada Housing Division, $3M has been allocated for Homeownership Grant Funds to help homebuyers purchase a home.  The maximum for each applicant is $1,000,000.

Staff proposes that the County apply for $1,000,000 in NAHA funding for the purpose of supporting downpayment assistance for those homebuyers purchasing homes through the County's Welcome Home Community Land Trust.

If approved, staff will submit an application to the State for the full amount of $1,000,000 and include any requested data or information.
