BACKGROUND: 

On October 31, 2018, Clark County (County) purchased 1291 Galleria Drive Henderson, NV 89014 (Galleria).

Through the acquisition, the County assumed the existing leases; and as to date, the County has one remaining non-County tenant (Allstate) until March 31, 2027 when the lease expires.

To simplify billing procedures, this proposed Amendment 3 will revise Allstate’s share of operating expenses to a flat fee of $771.00 (CAM) with an annual three percent (3%) escalation.  County may increase the CAM if determined to be insufficient to pay the operating expenses.
