BACKGROUND: 

The Clark County Department of Aviation (DOA) had Assessor's parcel number 162-32-802-017 appraised for the perspective voluntary acquisition (willing buyer/willing seller). The purchase price was established at $2,850,000 through an appraisal report, separate review of the appraisal report, and other consideration. An offer to purchase the property at this value has been accepted by the property owner. Escrow closing costs are estimated not to exceed $1,500, bringing the DOA's total acquisition cost to $2,851,500.

A portion of the parcel is located inside McCarran International Airport's Runway 1L Runway Protection Zone (RPZ) and the Federal Aviation Administration (FAA) strongly encourages airport sponsors to acquire all land in the RPZ. The DOA followed the federal process for this acquisition to be eligible for reimbursement by the FAA to cover up to 80 percent of this acquisition through a future grant.
