Agenda note: SUBJECT MATTER: In the matter of the aforementioned described application of Gragson-Cactus II Investments (Visionary 2, LLC) for a holdover zone change, waivers of development standards, and design reviews (as indicated on the ATTACHED agenda item) (held from October 6, 2021):

DISCUSSION: Following introduction of the item, the Board was addressed by Larry Monkarsh, the applicant’s representative, who advised that the application was for a zone change from R-E (Rural Estates Residential) to M-D (Designed Manufacturing); M-1 (Light Manufacturing) was located on two sides and across the street from the proposed project, with residential located to the north; and requested approval for an attached sidewalk where a detached sidewalk was required; access to El Camino Road, a local street, for circulation and fire department access, and advised that no traffic would go north into the residential area; reduced throat depth from 25 feet to 10 feet on Pebble Road and on El Camino Road; worked with staff to extend the throat depth on Pebble Road to 18 feet 10 inches; and further advised that the finished floor elevation would be more than 18 inches above grade and would vary in depth across the site from approximately 5.5 feet of fill for a hole in the north east corner.
Discussion followed regarding topics including reduced throat depth, driveway locations, and the revised plans. | Pass |
