Title: NZC-21-0038-UL215, LLC ETAL & UW215, LLC: AMENDED ZONE CHANGE to reclassify 18.7 acres from a C-2 (General Commercial) Zone to an M-D (Designed Manufacturing) Zone. Agenda note: SUBJECT MATTER/RECOMMENDATION: In the matter of the recommendation of the Planning Commission that the Board of County Commissioners approve the aforementioned described application of UL215, LLC Et Al & UW215, LLC (Hodgdon Group Realty, Inc) for an amended zone change, waivers of development standards, and design reviews (as indicated on the ATTACHED agenda item) (held from May 4, 2021): REPRESENTATIVE(S): Present DISCUSSION: Following introduction of the item, the Board was advised by staff that the Planning Commission recommended approval with waiver of development standards No. 6 being withdrawn. Doug Rankin and Jennifer Lazovich, the applicant’s representatives, advised that the subject property was located adjacent to the Ikea store at the 215 beltway and Sunset Road; the size of the proposed structure indicated the need for a nonconforming zone change from C-2 (General Commercial) to M-D (Designed Manufacturing), of which staff recommended approval; the proposed project will be Ashley Furniture’s flagship store in the United States, and the structure contained a large warehouse of furniture items to be delivered to customer’s homes, a two-story retail showroom, and the elevation highlighted the retail portion of the structure; the remainder of the waivers received staff support and were site driven; reduced the LED display on the sign, agreed to two additional conditions regarding the brightness and display time for the messages to change; and advised that the Planning Commission recommended approval.
