Agenda note: SUBJECT MATTER: In the matter of the aforementioned described application of GKT Acquisitions, LLC (Investment Equity Developers) for waivers of development standards and design reviews (as indicated on the ATTACHED agenda item): REPRESENTATIVE(S): Present DISCUSSION: Following introduction of the item, the Board was addressed by Jennifer Lazovich, the applicant’s representative, who advised that the subject property was located adjacent to Clark County Route 215 (CC 215) and Cimarron Road; a project was approved to construct multi-family housing surrounding the proposed project; the application was for a three-story office building with multiple tenants per floor; worked with Public Works on the driveway off Cimarron Road to minimize the conflict regarding the throat-depth, and advised of submitting a revised plan with an extended landscape buffer which lengthened the throat-depth; and requested approval for a 40 foot high free-standing sign with panels to identify the tenants in the office building, the proposed sign was compatible with existing sign heights in the area, including a free-standing sign with video messaging located immediately east of the proposed project. In response to Commissioner Naft, staff advised of working with the applicant on the throat-depth design.
