BACKGROUND: 

On May 17, 2016, the Board of County Commissioners approved a Resolution for the transfer of 9.11 acres of vacant land, located at the Southeast corner of Shadow Lane and Pinto Lane known as Assessor's Parcel Number 139-33-305-020 (Property), to the Nevada System of Higher Education (NSHE) for the UNLV School of Medicine.  The corrected deed was recorded on September 7, 2017, via 20170907-0001834 (Deed). 

On March 3, 2020, the Board of County Commissioners approved an item to amend and restate the Deed to allow NSHE to transfer the Property to a non-profit while keeping all use restrictions.  March 10, 2020, an Amended and Restated Deed With Right of Revision was recorded via 20200310-0002100. 

On March 18, 2020, The Board of Regents of the Nevada System of Higher Education (NSHE) conveyed the Property to Nevada Health and Bioscience Corporation (NHBAC), a non-profit organization, subject to the conditions in the Deed.  NHBAC is required to use the Property for activities commonly associated with the operation of a medical school and other health related programs. 

On December 19, 2024, NHBAC informed Clark County of their intent to subdivide the Property into two separate parcels, as approved by the Board of Regents.  One parcel will contain the existing medical school, which is subject to a Development Agreement between NSHE and NHBAC, and the second parcel will be allocated for the public health laboratory, in which the University Medical Center (UMC) will be a tenant.  As agreed to by NHBAC and the Board of Regents, NHBAC will subdivide the parcel.  The conditions in the Deed, as amended, will remain on the Property and the new parcel will be subject to those same restrictions.
